Our Seventeen Step Marketing Plan

1. No Dual Agency! - We only represent our Sellers, therefore there is no conflict of interest. We will write offers for Buyers, but we notify them that we represent only you.

2. Qualifying Buyers - we will seek to learn and inform you of the financial position of all buyers submitting an offer and encourage they work with a qualified lender to ensure the loan approval process goes smoothly

3. Appraisal of Your Home - we will complete an appraisal on your home to reach a mutually agreeable listing price for your home. If, after being listed for a reasonable length of time with no offers, we will obtain the services of a licensed appraiser to conduct an actual certified appraisal to be used in adjusting the price to a realistic value.

4. Agent Open House - we will hold an Open House for agents only, soliciting candid and constructive comments on pricing and presentation.

5. Home Enhancement - if applicable, we will retain the services of a professional staging service to maximize the presentability and marketability of your home.

6. The Home Source Realtors Action Team - we will present your property to The Home Source Realtors sales team and share with you their review and recommendations. On occasion, as necessary, we collectively draw from the varied talents and abilities of other agents in the company and enter into cooperative written agreements with them to promote, list, and sell your home.

7. Promotion to Other Brokers - we will promote your property to other reputable and professional brokers and sales agents in the area

8. Multiple Listing Service - we will submit your property to the local Multiple Listing Service on a date designed to achieve maximum exposure. This also ensures placement in our public consumer versions (YourGeorgiaMLS.com and HomeFinderMap.com). If applicable, entry into the other Atlanta area MLS (First MLS) service will be completed shortly after listing the home.

9. Property Picture and Information - we will post professional photos and information on your property on our Gallery of Homes wall, making it visible to buyers visiting our Sales and Information Center.

10. The Home Source Realtors Sign - placed on your property to help generate calls from prospective buyers. Flyer display stand also placed with extra flyers in home, as well as color brochures (if appropriate).

11. Internet Advertising - your home will get posted to our company site, www.TheHomeSourceRealtors.com, as well as our highly trafficked personal sites 'AtlantaHomesSouth.com' and 'WeSellPTC.com'. Your home will also have its own webpage and its street address as its website address, eg www.123MainStreet.com. The exposure we give your home on the internet to world-wide buyers is unrivaled. 360 degree Virtual Tours are a standard feature for all our listings.

12. Seller Disclosure - we will present your written disclosure of the property's condition to prospective buyers to assist them in making an offer; you will keep us informed of any changes in the property's condition to be reflected in the disclosure. Copies of Property Disclosure Statement are made available on display in the home.

13. Home Warranty - immediately after listing your home, we will order a home warranty at no cost to you, thus protecting you from any home component failure during the listing period. Our agreement with the home warranty company includes a 'no grace period', unlike other home warranty companies.

14. Just Listed Postcards - 100-200 mailed to 'move up' or other appropriate neighborhoods.

15. Purchase Offers - we will review and present all purchase offers to you in a timely manner and will negotiate on your behalf to reach a purchase agreement with terms that are favorable and protective for you

16. Closing the Sale - we will monitor and inform you of the progress of the transaction, including the satisfaction of all contingencies and conditions during the entire transaction

17. After-Sale Service - we will contact you after the closing to follow up on any remaining details or service needs
