1914 L&N RAILROAD STATION/DEPOT-GREENBACK,TN

Located on State Highway 95 in center of the small town of Greenback, Tennessee (pop. 611), this ca. 2400 sq-ft L&N depot building on 1/2-acre+ lot, was built in 1913 & opened February 1914, as a second-class combination station. Original wood clapboard & beaded board exterior walls(except for repairs), original exterior wood doors & 7-1/2' tall windows. Most of original interior beaded walls-some covered by sheet- rock. Most of original interior wood trim. Updated with 200amp electric service, one bathroom, 2 gas furnaces w/AC. Utilities installed: City/county water, electricity & phone. Natural Gas & cable TV available. Also in the 60'x20' recently painted freight room (14'6" ceiling height)are: two industrial ceiling fans, eight twin-bulb 8-foot florescent fixtures, 3'X 3' louvered exhaust fan, four 8'X 8' freight doors with original hardware(see photo). Front area of building held the original baggage room(12'X 20'),and station agent's office with observation bay, and two waiting rooms(ca. 30'X 35'). Original floor to bottom of rafter height in front area is ca. 17-feet. (4-foot dropped ceiling made original floor to ceiling height 13-feet.) Former owner installed a second floor which can be easily removed if desired. Docks are in good condition with exception of a 20' section on west side behind front area which was added on later. Concrete ramp(8' wide) on west side. Galvanized metal roof repainted Fall 1999. Exterior & interior need mainly cosmetic repairs and painting.

L&N built all of their stations with heavy-duty construction methods and materials, with more attention to details than was usual for railway stations of the time. Reportedly a candidate for the Historical Register, this station has a lot of history in addition to its relatively untouched period charm. The lot has a grassy lawn on the east side, with a huge ancient cedar tree adding year-round beauty. On the west side, which is now part of the lawn, the original tracks were removed ca. 20 years ago. Graveled parking areas are located on both the east & west sides of the building. The property has ca. 160' frontage on State Hwy 95, & is 2 miles from the recently widened US Hwy 4ll, a main scenic route from Chatsworth, Georgia to the Gatlinburg area of the Smoky Mountains(1 hour drive from depot).

It is 3 miles from Tellico Lake, East Tennessee's premier lake for fishing, boating & water sports, with excellent recreation, residential & historical sites in the area. Knoxville, a major cosmopolitan/university city, is 35 miles to the north. Greenback, is an exceptionally friendly, quiet country community, with excellent churches, schools, library, community center, post office, medical facilities, fire & police protection & nearby shopping areas, with a very low crime rate. This area of East Tennessee is growing rapidly, due to expansion of Hwy 4ll, many residential communities/shopping areas being developed, and the appeal of its famous natural beauty as well as low Loudon County property taxes. The tremendous increase in tourist traffic as well as number of new residents has created a demand for several types of businesses. Zoned Professional/Commercial, this property would be excellent for an art gallery, antique mall, gift or other retail shop, professional offices/facilities, railroadiana museum or an exceptional residence. Also, although the building is now using a septic system, a proposed sewer system would make this an excellent site for a top-class restaurant, as only small "mom & pop" ones are to be found nearby.
