1. only bidders who have seen the property may bid on it.
2. Bids may be left at any level, at any time prior to 5 PM Sunday Evening.

5 The home will be offered to the highest bidder in round-robin bidding on Sunday night starting at 7PM.

In the event the highest bidder is unable to provide a letter of approval for financing before the Thursday following the bidding the 2nd bidders contract will go into effect
11. Real estate professionals are encouraged to bid for themselves and their clients, however the owner will not pay any Realtor fees.
12. Bidders using the services of a Real Estate Professional are responsible for paying their agents
13. The owners reserve the right to cancel the sale at anytime prior to accepting a written offer. All bidders will be notified.
14. The owners reserve the right to accept or reject any offers.
15. The 2nd highest bidder will be contracted as a back up contract and will be expected to make a $1,000 earnest money deposit, refundable if the first bidder buys the home. .
