invest tax-free or tax deferred (retirement accounts)
invest not based on debt, but based on return (growth/interest)

If you do those two things, you will do well for yourself financially. If you overinvest your resources in low interest debt (mortgage) while not investing in high return investments that are tax free/deferred (retirement accounts), you will end up with very little by comparison in the end.
